      The Organiser

      The VMC Organiser is purpose-built to serve as a central hub for Sales Progressors to manage their workload, view insightful metrics on their transactions and progress their deals.

      Progressing transactions takes effort and dedication, but last-minute bottlenecks can occur due to limited visibility in the chain, potentially affecting your client.

      The Organiser gives you a complete view of the deals you are progressing, targets, and actions all in one place. It shows the status of each property in the sales life cycle, highlights potential delays, and features a live activity feed to track branch updates in real-time.

      With this clarity, you can focus on your clients, stay proactive, and confidently drive your deals forward.


      To access the Organiser, select the 'Organiser' icon via the left-hand menu.

      At the top of the page, you'll find drop-down filters that allow you to display results based on 'Branch' or 'User'.

      By default, the displayed statistics are relevant to the logged-in Sales Progressor, taking into account the properties that they are assigned to. You can also filter the results based on other users, branches, or brands (if you manage multiple branches). 

      Your 'Exchange' and 'Completion' targets display underneath the user filters, allowing you to monitor the progress of your deal and ensure everything is on track to meet your specified dates. 

      Exchange targets

      • Due This Week: Properties scheduled to exchange this week (based on the 'Proposed Exchange' milestone).

      • Due Next Week: Properties scheduled for exchange next week (based on 'Proposed Exchange' milestone).

      • Due This Month: Properties scheduled for exchange this month (based on 'Proposed Exchange' milestone).

      • Overdue: Proposed exchange properties without a confirmed 'Exchange' milestone.

      Completion

      • Due This Month: Properties where completion is expected to take place this month (based on either the 'Proposed Completion' or 'Projected Completion' milestone).

      Note: To view a statistic explanation, simply hover your mouse over the statistic.

      The next row displays key information on your properties broken down into categories:

      • SSTC Properties - The number of properties currently at 'Sold STC' status.
      • Open Chains - The number of incomplete chains (properties with open chains at both the top and bottom of the transaction).
      • Locked Properties - The total number of 'Locked Properties', i.e. addresses that ViewMyChain couldn't verify due to having no Unique Property Reference Number (UPRN) present. These properties need to be address matched before any milestones can be dropped in.
      • Unverified Chains - The number of properties with chains that contain an 'Unverified' chain link. The action is with you to confirm or discard the chain link.

      Action Required

      The 'Action Required' section consolidates actionable items from your properties within VMC into one place, eliminating the need to switch between multiple tabs and ensuring that nothing important is overlooked. 

      • No Recent Notes - SSTC properties for which no file note has been created in 10+ days.
      • Chain Break Alert - Properties that are in a chain with a possible fallen through chain link.

      Searches

      • LA Searches Not Ordered: Properties where the 'Searches Ordered' milestone date remain pending X working days after the SSTC date. 'X' is configurable by branch.
      • LA Searches Unconfirmed: Properties where the Local Authority Search has not been returned 4 weeks after being ordered.
      • LA Search Due to Expire: Properties where the Local Authority Search was delivered at least 5 months ago.

      Funding

      • Not Applied: Properties where the 'Mortgage Applied' milestone date remains pending X working days after SSTC date. 'X' is configurable by branch.
      • Not Yet Offered: Properties where the Mortgage has not yet been offered 4 weeks after being the 'Mortgage Applied' milestone has appeared.
      • Due to Expire: Properties with mortgage offers due to expire within 1 month. 

      Survey

      • Not Booked: Properties where the 'Valuation Booked' milestone date has not been populated 3 weeks after the SSTC date.
      • Not Booked on Chained Transactions: Properties which are in a chain with another property where the valuation has not been booked 3 weeks after SSTC date.

      Activity Log

      The activity log provides a real-time list of events actioned by other users on your assigned properties. It also offers visibility into information updated by ViewMyChain and third parties in the background, ensuring you stay informed about updates you might not otherwise notice.

      Note that new events are automatically added to the list without requiring the user to refresh the screen. 

      Note: The blue dot icon indicates a new event which has happened today. 

      To view the list of properties sat behind a statistic, simply click the stat and you will be presented with the detailed data in a table format. The property addresses within this table are clickable, and if selected, will redirect you to the Listing within ViewMyChain.

      Settings

      You can customize the Organiser to display only the statistics that matter to you. Simply click on 'Settings' to personalize your view. From there, you can reorder stats using drag-and-drop or show/hide them by toggling the switch.
